Where we are: We are at the beginning of a $ 980 Billion transfer of assets over the next 3 – 5 years of multi-family assets with excellent immediate cash flow.
This has never been seen before and will never happen again in our lifetimes. Today we are ahead of and right at the beginning of the curve. This way we can take full advantage and get as much of the premium assets as possible immediately when they come on to the market & also further develop new and stronger relationships in these mentioned markets to acquire them in off market status and acquiring these assets before they are released to the public.
Where we are going: Initial intent is to acquire 1% ($9.8B) of the immediate assets coming to the market in the next 18 to 24 months in the Houston, Dallas, and Miami markets. Why these markets because these markets are the fastest growing markets in the US today. These are within the top 4 markets. Next phase will be to acquire the remaining 4 % minimum within the remaining 36 months.
What we are going to make: using this asset as an example successful acquisition of the 1% ($ 9.8B) the annual cash flow / revenue will be $440+ Million annually (4.48% annually). Capture expected 5% of the $980B = $2.2 billion annual cash flow / revenue. Every year for many years to come.
